Over the past few years, I’ve had the privilege of representing Canopy Building Group, a local Portland builder known for thoughtful design and craftsmanship. That experience has given me a front-row seat to what really matters when building or buying new construction, especially for buyers who already own a home and want their next move to be intentional.
If you’re someone who’s looking to upgrade your lifestyle, build something beautiful, and make smart choices for long-term value, this one’s for you.
If you already own a home, buying new construction can be a smart strategy, especially in a market where timing matters.
Because most new homes take months to complete, it gives you time to prepare, list and sell your current home without the pressure of overlapping moves.
It also means you can make design and layout decisions that better fit how you live now — whether that’s a larger kitchen for entertaining, an office or guest suite on the main floor, or more functional storage.
The saying still holds true: kitchens and primary suites sell homes. These are the spaces that make the biggest impression and deliver the best return on investment.
If you have a budget for upgrades, focus on:
Countertops and tile
Cabinet quality and finishes
Lighting and plumbing fixtures in the kitchen and primary bath
Even if you never plan to move again, you’ll enjoy those upgrades every single day, and they’ll protect your home’s value long-term.
One of the biggest benefits of buying new construction is getting to personalize the design. But personalization doesn’t have to mean polarizing.
My advice: keep the overall palette timeless, then layer personality through smaller design moments like tile, lighting, and hardware. Those are easy to refresh later, whereas cabinet or flooring colors are harder (and more expensive) to change.
When it comes to bedroom count and layout, think practically. Four bedrooms, even if one becomes an office or workout space, almost always gives you broader resale appeal than three. And a generously sized kitchen is never something buyers regret.
Tile is where design gets fun, but it can also be where people get overwhelmed. Beyond color, you’ll choose:
Size & Shape (large format vs small mosaic)
Layout (brick set, stacked, herringbone, chevron)
Grout color (which can completely changes the look!)
Luxury vinyl plank (LVP) has become the go-to flooring for homes under $1M — it’s waterproof, durable, and lower-maintenance than hardwood. That said, if you prefer the feel and authenticity of real wood, true hardwood is a timeless investment in higher-end homes.
A few quick lessons from experience:
LVP patterns repeat — avoid heavy knots or high-contrast grains that can look busy when duplicated.
Flooring almost always looks darker in person than in the showroom.
If you’re keeping carpet, upgrade the carpet pad — it’s one of the least expensive yet most impactful upgrades you can make. We did this in our own home and it was the single best upgrade we made!
For cabinets, consider extending them to the ceiling. It’s a small design decision that makes the whole kitchen feel more custom and finished.
If you’re working with Paulson’s Design Center, take some time to prepare before your appointment. I recommend browsing Pinterest or Instagram to identify your vision, and bring photos and design inspiration to the design center to make the selection process less overwhelming.
Every builder is different when it comes to what’s included and what’s considered an upgrade. Always ask for a specification sheet early on so there are no surprises.
And here’s a piece of advice I’ve learned the hard way:
👉 If it’s important to you, get it in writing.
If something isn’t on paper and signed off on, it’ll be difficult to enforce later. Builders manage countless moving parts — a written record protects both sides.
No matter how beautiful the finishes, location will always be your best investment.
Consider school districts, commute routes, access to parks, and walkability — all of which play a huge role in long-term value.
If you’re building or buying in a thoughtfully planned neighborhood (like Gabriel Park Estates), you also get the benefit of new infrastructure, energy-efficient systems, and a community that’s growing in value alongside your home.
Buying new construction isn’t just about a shiny new home — it’s about making intentional decisions that will pay off for years to come.
