Portland Housing Market Update: September 2025 Insights for Sellers & Buyers

One of my favorite parts of the week is our Wednesday office sales meeting. It might sound simple, but these meetings are where I get the best pulse on the Portland housing market. Every agent comes with stories, updates, and data from the week, and by the end, I always walk away feeling connected and better informed.

This week, the conversation had a clear theme: the market is shifting.

The Surprising Headlines

  • 📉 Prices are falling in 22 of the 50 largest U.S. metros—and yes, Portland made that list.

  • ✂️ In Oregon, 27% of sellers are making price cuts (compared to 21% nationwide).

  • 🤔 Still, 8 out of 10 sellers believe they’ll get their asking price—or more.

Hearing this out loud in a room full of experienced brokers struck me. There’s a real disconnect between what sellers expect and what buyers are willing to pay right now.

What It Looks Like on the Ground

I see it in my own listings across Cedar Mill, Multnomah Village, Cedar Hills, Bonny Slope, and Portland’s Westside suburbs. Buyers today are careful. They’ve been watching interest rates, doing their homework, and they know when a home is priced right—or when it isn’t.

At the same time, sellers are hopeful. Many still imagine those fast, over-asking offers from a couple of years ago. But the reality is that homes often need a little more time, the right preparation, and in some cases, price adjustments to meet the market where it is today.

Why Preparation Still Matters

This is where I lean into what I do best—helping sellers get their homes market-ready. Sometimes that means a concierge-level refresh with staging, paint, and lighting updates. Other times it’s a pre-listing renovation—fixing what buyers would otherwise see as red flags.

The truth is, the Portland market is still full of opportunity. Homes that are priced strategically, presented beautifully, and marketed with modern tools (video, social media, online reach) are still selling strong—even when price cuts are making headlines.

For buyers, this moment is a chance to find value. Whether you’re looking in Lake Oswego, NW Portland, or SW Portland, more inventory and more realistic pricing can create opportunities that simply didn’t exist in the frenzy of the last few years.
